Regeneration works will benefit sale of iconic hotel

A hotel in the former home of legendary Beatles manager Brian Epstein is on the market with a guide price of £895,000.

And its owner believes recent regeneration work has significantly helped lift the Anfield area where the hotel is situated.

Epstein House Hotel has featured on the television shows The Hotel Inspector and Four in a Bed.

Its owner, Patrick Duggan, has previously criticised both Liverpool City Council and Liverpool Football Club.

He said: “In the past I have been critical of both Liverpool City Council and Liverpool Football Club, and haven’t been shy about saying so. However, over the last few years they have stepped up and transformed Anfield so I’m not going to be shy now about saying what a difference they have made.

Anfield has undergone a £260m programme of regeneration in recent years, resulting in the building of 600 new homes and the refurbishment of a further 600 properties.

The project was delivered by a partnership consisting of Liverpool City Council, Liverpool Football Club, Your Housing Group and Keepmoat Homes.

Mr Duggan added: “I have been looking for a buyer to take over Epstein House for a little while so I can retire.

“It’s a really special property, and we have some incredible Beatles memorabilia here, but you could argue that before the area was regenerated it wasn’t an attractive investment for people – I don’t believe that’s the case anymore.”

Mr Duggan has now asked Blacks Business Brokers, the North West-based national business transfer agent, to find a new owner for Epstein House.

The hotel is located in a three-storey detached property a stone’s throw from Liverpool FC’s Anfield stadium.

To the rear the hotel’s extensive garden has its own access to Stanley Park.

Epstein House has nine en-suite bedrooms, accommodating up to 25 guests in total. It also has a fully licensed bar, lounge, dining facilities and a car park with 20 spaces.

Reflecting its history, the property is decorated throughout with Beatles memorabilia. The collection includes a number of unique pieces, among them a piano played by Sir Paul McCartney.

The hotel experienced some well-documented teething troubles in its early years but underwent a transformation following its appearance in 2014 on Alex Polizzi’s popular Channel 5 show, The Hotel Inspector.

The hotel, and its owner, have since also appeared on the Channel 4 programme Four in a Bed.

“Now, however, the local area has been transformed and, with Liverpool having just won the Champions League, it represents a great opportunity in a district that has renewed self-confidence and is really on the up.”
