Lake District holiday complex on the market with £2.2m price tag

Monkhouse Hill Lake District Cottages, a multi-award winning luxury self-catering complex, is being offered for sale from a guide price of £2.195m by the specialist hotels team at real estate advisors Colliers International and local Cumbrian agent Hayward Tod.

Set around a landscaped courtyard the complex, near Caldbeck, features nine gold-award cottages and four-bed owners’ accommodation in a 17th century former farmhouse on a five-acre site including paddock, lakes and woodland.

Owners Andrew and Jennifer Collard have instructed Colliers and Hayward Tod to sell the complex – twice winner of the Cumbria Tourism Self-Catering Holiday of the Year and National Visit England winner – having owned and operated it for 25 years and deciding to focus on other business interests.

With 60% to 65% occupancy and a consistent gross annual turnover of more than £300,000 there is scope to increase occupancy further across the existing units, as well as opportunities to increase capacity by creating additional units in the grounds or by converting the owners’ accommodation to an additional holiday letting unit.

The nine Monkhouse Hill Cottages can accommodate couples, families or larger groups and include conversions of traditional barns and a farm building, the ground floor of the original 17th century farmworkers’ cottage and two recently constructed properties.

All the cottages include wide, flat screen televisions with DVD players, Bluetooth music players and free high-speed WiFi, with most featuring one or more of a sauna suite, outdoor or indoor hot tub or steam tub.

Situated at Sebergham near Caldbeck in the Lake District, Monkhouse Hill Cottages offers easy access to the Northern lakes, fells including Skiddaw and Caldbeck, High Pike and Carrock peaks, the villages of Caldbeck and Hesket Newmarket and centres of Keswick, Penrith and Carlisle and day trips to Hadrian’s Wall and Southern Scotland.
