Baltic Triangle development marks topping out

The topping out ceremony

A major project in Liverpool’s Baltic Triangle district has reached a milestone in its development.

Baltic View, a scheme comprising 130 one-, two- and three-bedroom apartments for families and individuals, has reached its highest point.

Representatives from Crossfield Exclusive Developments, which purchased the Norfolk Street site, and main contractor Crossfield Construction, which is delivering the work on site, marked the occasion with a ceremony on the building’s rooftop.

In addition to the residential apartments, the £12m development will also feature nine office units on the ground and first floors to accommodate businesses in the digital and creative sectors, as well as outside communal space and storage space for up to 100 bicycles.

Crossfield Exclusive Developments is a joint venture between Crossfield Group and Exclusive Investments – its directors and senior management are all Liverpool-born and educated. Crossfield Construction is a division of Crossfield Group.

The development has seen Crossfield Construction employ 10 local people in full-time jobs on the site and supported as many as 20 Liverpool businesses through using local suppliers wherever possible.

Approximately 25 pupils from schools across the city have also visited the site as part of Crossfield Group’s partnership with Everton in the Community’s ‘Get into Construction’ initiative which aims to give young people an insight into careers in the industry.

Crossfield Exclusive Developments bought the Baltic View site in November 2018.

Before that it had been the location of the stalled Baltic House development. Having gained planning permission to rejuvenate the site, work began to create the revised Baltic View apartments, using a local team of experienced site staff.

The updated scheme has been designed by architect Brock Carmichael, which supported Crossfield Exclusive Developments in securing planning consent.

David Cain, managing director of Crossfield Exclusive Developments and Crossfield Group, said: “Just occasionally, as a developer, you get an opportunity to make a positive impact on an iconic part of your home city and that’s exactly what we are being able to do with Baltic View.

“The site is not only contributing to the continued regeneration of this fantastic part of Liverpool, but also offering apartments and office space that are being built to the very highest standards by a dedicated team of experienced staff in a really exciting part of the city.”

David Ayem, director at Crossfield Exclusive Developments, said: “Holding the topping out ceremony here on the rooftop of Baltic View is a reminder of just how perfectly located these new apartments are – situated between the Baltic Triangle, waterfront, China Town and city centre.

“We’ve had huge interest in the apartments to date and I know the team is looking forward to delivering the internal fit-out so that we can welcome our first residents upon completion in Summer 2020.”
