Cheshire Green Industrial Park supports business expansion with key deals

Property consultant Legat Owen has secured four land sales at Cheshire Green Industrial Park to further spearhead development at the scheme.

The Park is being partly-funded by the Cheshire and Warrington Local Enterprise Partnership (LEP), which has provided a facility to draw up to £3.2m from its Growing Places Fund to unlock the first phase of development.

Plot 1a and 1b, comprising around 2.8 acres, has been acquired by local developer Spitfire, which has undertaken a design and build project of about 22,000 sq ft for Unette, a Crewe-based specialist packaging business.

Cheshire Green represented a prime opportunity for Unette to create the bespoke freehold it had been looking to move to for some time. The unit will be complete in the next six weeks.

In a separate deal, Plot 10, around 3.5 acres, has been acquired by TI Midwood, an importer and distributor of screws and fixings.

The acquisition provides them the opportunity to create more warehousing and improve operations on site.

The company is in the process of master planning the land they have acquired and will be looking to submit a detailed planning application in due course.

North Western Farmers (NWF) has acquired Plot 12 (5.5 acre) to allow for future development.

The NWF business is made up of a number of subsidiarises including Boughey Distribution and the acquisition provides NWF the ability to cater for the expansion of the overall business without major upheaval.

Christine Gaskell, chair of Cheshire and Warrington LEP, said: “Cheshire Green is a perfect example of where the LEP’s Growing Places Fund can deliver significant impact, helping to unlock development where demand clearly exists.

“This investment in Cheshire Green forms part of a £250m investment programme delivered by the LEP to ensure we create the right conditions for businesses to grow.”

A number of other plots are under offer and interest in the industrial park remains strong as the key infrastructure works move into their final stages, as Matthew Pochin, director at Legat Owen, joint agents for the scheme with Fisher German, explains: “Cheshire Green Industrial Park represents a unique land opportunity in a key central Cheshire location, providing owner-occupiers the ability to acquire land to develop as they wish.

“The majority of regional development sites are developer-tied where prescriptive criteria and inflexibility can be off-putting to the owner occupier market.”
