New-build industrial estate fully let and sets record rental level for Bredbury

Williams Sillitoe has let the final vacant units at Bredbury 25 having agreed a 10-year lease with Benchmark Building Supplies, which is set to occupy four adjoining units totalling 15,829 sq ft.

Benchmark already has seven trading locations around the M60 Greater Manchester inner ring road and this latest move was part of the growing company’s continued expansion plan.

IO, the investment and asset manager in the urban logistics sector, acquired Bredbury 25, which is situated less than half-a-mile from the M60 and comprises nine self-contained units totalling around 45,000 sq ft, as a vacant new-build estate in 2018.

The park is also home to Stevenswood, which relocated from its Stockport premises last year, Satake Corporation and, most recently, Howco.

Mark Sillitoe, of Williams Sillitoe, said: “Bredbury 25 attracted significant interest from established local occupiers looking to expand and with demand so high we were able to secure new record rental levels for the area of £8.50 per sq ft for the area, proving that Bredbury continues to outperform the rest of the North West industrial market.”

Ruth Leighton, of joint letting agents Avison Young, added: “The South Manchester market continues to outperform across the logistics sector as evidenced by the staggering performance at Bredbury 25 Trade Park, where we, as joint agents, have let the whole estate at record rental levels, achieving circa £8.50 psf.

“Demand in the South Manchester market continues to remain strong for the small-medium-sized units, however, there is still a significant lack of supply of modern standing stock.”
