Land sale concluded as redevelopment of 120-acre test track site gets under way

The Leyland site

Mills & Reeve has completed the sale of the first phase of land as part of the redevelopment of the 120-acre former Leyland Motors test track site.

South Ribble Council recently gave the green light for the proposals to develop the brownfield site which is one of the region’s biggest developments.

Developer Property Capital received full approval for the first phase of 197 homes, and outline permission for 753 homes, office space of up to 53,800 sq ft and 247,400 sq ft of industrial space.

There is also outline permission for community facilities, including a primary school and health centre.

Following the approval, Mills & Reeve has advised the landowner on the sale of land to Property Capital.

The first phase will be built out by Barratt Homes.

Mills & Reeve real estate partner, Caroline Hanratty, said: “It is great to see the development get under way and we are pleased to advise on the land sale.

“The redevelopment of the test track will play a pivotal role in the Preston, South Ribble and Lancashire City Deal which will see hundreds of millions of pounds invested in expanding the transport infrastructure and creating thousands of new jobs and homes.”
