More than 100 properties from across Great Britain feature in SDL Auctions North West’s first national property auction catalogue.

The 112 lots are not far short of the 139 offered in its five room auctions at the same time last year.

Launched ahead of the remote auction on April 30, the catalogue features properties across the North West as well as those as far afield as northernmost Scotland, South East England, South West England and Wales.

Andy Thompson, head of auctions at SDL Auctions North West, said: “Selling a property with SDL Auctions North West has no geographical boundaries, as our latest catalogue proves.

“And the volume of 100 lots shows that there is still a need to sell property, despite the global crisis.”

In response to the coronavirus lockdown, monthly national property auctions replace SDL Auctions North West’s usual room auctions at AJ Bell Stadium in Manchester, and will be conducted by managing director and auctioneer Andrew Parker from the company’s auction studio at its head office.

The auctions will be live-streamed via SDL Auctions North West’s website and bidding will be by telephone, proxy or over the internet.

Among the lots going under the hammer is a mid-terraced house in Cumbria with the attractively low guide price of £27,000+.

Within easy reach of the Lake District National Park and a short drive from the coast, 57 Bowthorn Road in Cleator Moor has a reception room and kitchen on the ground floor, two bedrooms and bathroom on the first floor, plus an attic room. Auctioneers believe it could yield an annual rental income of £7,000.

A refurbishment project in North Yorkshire is likely to attract interest from investors – 1 Ebor Close in Skeeby is a two bedroomed detached bungalow in a prime position with countryside views. The property is in a pleasant village with easy access to the A1M and A66, just a short drive to Scotch Corner, Richmond and Darlington. It has a guide price of £160,000+.

A large detached character cottage in Lancashire provides another opportunity for rural living. Radcliffe Farm House, 252 Chapel Lane in New Longton is in a sought-after village location with a private garden and features, on the ground floor, two reception rooms, a study, an attractive fitted kitchen and conservatory. Upstairs there are three bedrooms and a large bathroom. The cottage has been modernised with gas central heating but retains some attractive original features, including beamed ceilings.

There are commercial properties and building opportunities, too, including a residential development at 71-73 Sandy Lane in Prestwich, North Manchester. The site, which has a guide price of £150,000+, currently comprises 20 garages individually let at approximately £1,000 per calendar month, and 11 ground rent investments producing around £360 per annum.

However, the land has lapsed planning permission, granted on March 1, 2017, for demolition of the garages and the erection of two semi-detached houses, so it may be possible to get this reinstated.

Andy added: “We are proud to present such a wide and varied range of properties in our first national property auction.

“It is clear we are providing a much-needed service to sellers, many of whom simply cannot wait until the crisis is over.

“We are confident that there is as much demand from buyers as ever, as auction is a niche market and it’s not unusual for people to buy and sell property from a distance.”

The auction takes place on Thursday, April 30, from 10.30am.
