New city centre hotel gets the go-ahead as part of £200m scheme

Plans for a new 284-bed hotel in Liverpool’s business district have been given the green light.

City planners have approved the scheme as part of the £200m Pall Mall development in the centre of the city, behind the former Exchange rail station site.

Joint developers Kier Property and CTP have been given the go-ahead for the first phase of the Pall Mall scheme, which includes a 102,000 sq ft office development and new public realm works

The overall scheme has permission for 400,000 sq ft of office space.

Kier Property managing director Leigh Thomas said: “We are delighted to announce this news, it is another great milestone for the Pall Mall development situated in the heart of Liverpool’s commercial district and it comes at a crucial time in the sites’ regeneration.”

He said the development team cannot reveal who the hotel operator will be, but sources indicate that Leonardo Hotels is being considered for the role.

David Topham, chief executive of CTP, said: “We look forward now to commencing the construction stage following the recent completion of the remediation works, which completed earlier this year.”

Liverpool Mayor, Joe Anderson, added: “It’s extremely encouraging to see developers such as Kier and CTP continuing to press ahead with this much needed scheme in Liverpool’s commercial business district.

“This announcement, coming just days after the Sciontec deal, is another welcome vote of confidence in Liverpool’s appeal and points the way ahead for how our economy will grow once the COVID-19 pandemic is behind us.”

Colliers International acted as joint agents, with Worthington Owen, for the project.
