New retail tenants secured for property on popular ‘curry mile’

San Court

Stockport-based independent property firm, Impey & Company, has secured several new tenants at Eamar Developments’ San Court scheme in Rusholme, with one final unit remaining which is also under offer.

San Court was built by Eamar Developments UK in 2019 and comprises approximately 9,900 sq ft of retail space across eight units in the heart of Rusholme, together with 54 residential apartments.

The latest lettings, which total 2,211 sq ft, are to Ecco Pizzeria and Heavenly Desserts Manchester, which are both expanding their existing operations. They are joined by Halal Smokehouse as the most recent signing.

Impey & Company surveyor, Johnathan Poole, said: “We have had a good deal of interest in the retail units at San Court and are really pleased to have secured these lettings, especially under the current circumstances.

“It is a testament to the scheme that we have completed leases on seven of the eight units.

“The site is well located, just 1.5 miles outside of Manchester city centre. It is also at the heart of the famous curry mile which is heavily populated and close to the city’s university campus, so attracts a good level of footfall.”

Eamar Developments UK is a family-run property investment and development company.

It was set up in the UK in 2012 with 20 years’ experience in Saudi Arabia, across two generations of the family.

The company’s portfolio also includes Stockport’s famous 86,000 sq ft Pyramid building, which is currently undergoing a complete refurbishment programme.

Two of its other projects, Hardy’s Well in Fallowfield and Rock Row in Stockport, are also undergoing redevelopment.

Adam Garner, general manager of Eamar Developments UK, said: “We are delighted to have completed these lettings during unprecedented and extremely challenging market conditions.

“We have worked closely and sympathetically with the incoming tenants, all of which are F&B (food and beverage) operators who are currently unable to trade as a result of COVID-19. These completions demonstrate that the demand for Rusholme remains as strong as ever.

“We have several significant projects to deliver over the forthcoming period, starting with the refurbishment and re-design of the iconic Pyramid building.

“Our vision is to invest for the long-term into our local communities, to help drive regeneration and transformation of the areas in which we all live and work. This way we create balanced and sustainable lifestyles, with community at the heart.”

Impey & Company is sole agent on San Court and is also appointed as property manager for the commercial element of the scheme.
