Phase 2 of student accommodation scheme gets the go-ahead

A CGI of Phase 2, left, next to Phase 1

Create Construction has teamed up with Bricks Capital for a third time, to build Phase 2 of their premium student accommodation project at Salford Quays, under the ‘true’ student brand.

Specialists in high volume accommodation, Blackpool-based Create Construction, announced that planning has now been received for the second phase of its Discovery Quays project for Bricks Capital, a privately-owned property group specialising in development, management and investment, operating across hotel, student and co-living sectors.

Its experience-led true student accommodation brand already operates more than 3,500 beds across the UK.

Phase one of the development at Discovery Quay, with a contract value of around £27m, will complete and be ready to welcome its first guests this month, and comprises a 75%/25% split between true club suites and shared apartments, with 402 student bedrooms over 14,500 sq m.

Close to Media City and The Lowry Centre at Salford Quays, and with easy tram access to Manchester city centre, the building will provide a coffee shop, fully-equipped gym, library, lounge, media and gaming area, plus a stunning double-storey festival zone, complete with the famous ‘true slide’ for student guests to enjoy.

The second phase of the development, with a construction value in excess of £30m, will offer 457 more true student beds, extra communal and lounge spaces and will double the facility’s footprint with an additional 14,200 sq m of living space. The 15-storey building will have a basket weave façade and eye-catching coloured panels, complementing those of phase 1.

Work starts on site with the same experienced Create team in the third quarter of 2020, with completion due in the third quarter of 2022, ready for students studying at Salford and Manchester universities and other higher education institutions in the area.

Create Construction is also currently working on another 706-bed true student project for Bricks Capital at Morfa Road, Swansea, which will be ready for student intake at the start of the academic year in September 2021.

Paul Mathison, Create Construction chief executive, said: “Our partnership with Bricks Capital is going from strength to strength, as they share the same core values of ‘integrity’ ‘collaborative’ and ‘easy to do business with’.

“We are looking forward to another successful partnership in the delivery of this next phase of our Discovery Quays project in Salford, an important part of the exciting regeneration of the city.”

Peter Prickett, group chief executive of Bricks Capital, said: “The expansion of our true development at Salford Quays marks another major step in establishing the brand as a major player in the PBSA management arena and we’re delighted to be working with Create once more in delivering this exciting project.”
