Small is beautiful at flagship office scheme

Following the lettings success on smaller suites at Exchange Quay’s ICE building, the flagship Manchester office development has completed works to create a further three offices and has secured a lease on the first suite to North West Employers.

Not-for-profit membership organisation, North West Employers has relocated into a 1,151 sq ft office from Building 8 at the Exchange Quay campus, committing to a new five-year lease term.

The company, which provides an extensive range of independent advice, support and development opportunities to the 41 local authorities and their partners across the North West, was attracted to the newly broken up suites at the ICE building and the modern facilities and meeting rooms.

The first and second floors at ICE were divided into smaller suites to meet occupier demand and were quickly fully let to tenants, including Philips Trust Corporation, Leaders Romans, TTI Inc and 11 Degrees.

This success led to the additional break up of the space on the third floor to provide an additional three suites with communal facilities, delivering almost 5,000 sq ft of Grade A office space. The remaining two suites are available on the third floor.

Following a spate of lettings in ICE, including the entire top floor to Riverview Law, only the new third floor suites comprising 2,096 sq ft and 1,596 sq ft, along with the 5,212 sq ft fourth floor, remain available to lease.

ICE was strategically designed to enhance the occupier offer and to encourage a cohesive, collaborative community on the EQ campus, providing some 26,000 sq ft of modern Grade A office accommodation, together with a café bar, business lounge and communal meeting space.

Exchange Quay is one of the largest office developments in the North West, currently accommodating more than 3,000 people.

Located approximately 1.5 miles to the south west of Manchester city centre the scheme boasts its own dedicated Metrolink tram stop and is strategically located just off Trafford Road which links Salford Quays to both Manchester city centre and the regional motorway network.

The quoting rent on Exchange Quay is £21 per sq ft, plus car parking.
