£52m luxury city centre residential scheme tops out

Ancoats Gardens, the £52m residential scheme on Rochdale Road in Manchester city centre has topped out.

The 155-apartment, deluxe PRS development offers high specification living in one-, two- and three-bedroom apartments designed specifically with the young professional tenant in mind.

Sustainability has and will continue to be integral to the build with renewable technology being installed.

This includes, Airsource heat pumps with under floor heating, combined with heat recovery systems, in addition to extensive high value insulation throughout the building that will retain heat and reduce any emissions and carbon footprint in the future.

Now the structure is complete, it’s an exciting next step in the lifecycle of this development. Stephen Beech, Beech Holdings chief executive, said: “Staying true to our vision, this building has been developed with the tenant at the forefront of every decision.
“Our research has told us young professionals want to be part of a community, but also demand a very high standard of modern living.

“We’ve designed each two- and three-bed apartment so that each room is of equal size – no arguments about who gets the bigger room, something that’s often not thought about with other schemes of a similar ilk.”

He added: “Our homes offer a level of living that nurtures social relationships and community creation, this includes a coffee roastery, a commercial-sized private gym, rooftop residents’ gardens, residents’ lounge and co-work space.

“In each apartment we’ve included Bosch appliances, under floor heating and bespoke fitted furniture throughout, which is something that is rarely found in other developments.

“We believe if we invest now and provide the best home for the tenant we will ensure consistently high renewal and occupancy rates – this occupancy figure is currently running at 97% for our lettings division, Manchester Apartments.”

Ancoats Gardens was a complex land assembly deal from three separate parties, which includes three commercial units in the scheme.

The final construction and interiors are being completed by Beech Design and Build, the construction side of the group, and the entire scheme is on track to be completed in summer 2022.

It is the first new build for Beech Holdings, which has previously been involved in the regeneration of unloved buildings across Greater Manchester.

This development will be managed by Manchester Apartments. All units are expected to be pre-let prior to completion, which reflects the level of demand Manchester Apartments is experiencing.
