Planning application approved for three-storey pavilion at MIOC

Planning has been approved to build a three-story pavilion offering 24,000 sq ft of high-specification, independent office space on the grounds of Manchester International Office Centre, MIOC.

The new building will be constructed in front of MIOC framing the large lawned area and purpose built for a single tenant.

Liam MacCarthy, director at Till Asset Management, said: “We’re delighted to obtain consent from Manchester City Council. We recognised the demand for a HQ office building on the doorstep of Manchester international Airport.

“By developing this space within the MIOC Estate it provides a business with a private commercial office, but with all the amenities we have available on site, including a gym, café, meeting rooms, events and wider business community.

“We obtained this outline consent to give the opportunity for interested occupiers to inform the final design and create a unique building, specific to their needs.”

He added: “The commercial office requirements for many businesses have changed dramatically over the last 12 months. This building, alongside the rest of MIOC, offers a business the opportunity to be surrounded by greenery, with plenty of parking, excellent amenities and a solution for the new hybrid way of working.

“Increasingly, we’re being asked for spacious, buildings with ample outdoor amenity – we’re lucky to have that in abundance on this site.”

Developed for Infinity (MIOC LLP), Altrincham-based Pozzoni Architecture worked with investment managers, Till Asset Management, to create these plans that offer sympathetic design to the current 1950s building, with state-of-the-art accommodation.

With a GDV of around £5m, the office will have its own parking and cycling provision, electric charging points, an outdoor terrace on the second floor and access to a large lawned area for socialising, alongside tenants of the current building.

MacCarthy added: “We’re very excited about the next stage of this project – there are many businesses out there looking for unique headquarters to call their own. We feel projects like this are going to reinvigorate the office market and get people excited about getting back into workplace life.”

Situated at a prominent position at the junction of Styal Road on the A555 with easy connections to Manchester Airport, the M56, Metrolink and Heald Green train station, the building will be marketed as a pre-let development by Colliers and Edwards & Co.
