Developer in £175m Boddingtons Brewery scheme calls in administrators

The developer behind the Boddingtons Brewery £175m housing scheme in Manchester has gone bust.

Prosperity Capital Partners secured planning permission from Manchester City Council for its Old Brewery Gardens development in central Manchester in 2018.

The 556-home mixed-use development was part of a residential-led regeneration on the site of the famous Boddingtons Brewery, a regional landmark opposite the AO Arena.

However, the site’s future remains unclear after business advisory firm Quantuma was called in to act as administrators for Prosperity UX, which is part of the Prosperity Capital Partners Group.

According to the latest accounts for 2020/21 filed with Companies House, the developer owed creditors more than £8.5m.

The old brewery site, on the border of Strangeways and the city centre, has been a major regeneration priority for the council ever since Boddingtons closed in 2005.

When planning was secured, Ed Fowkes, development director at Prosperity Capital Partners, said at the time: “Securing planning for Old Brewery Gardens is a momentous occasion for us as a business.

“Such a large project, with a diverse and exciting offering for both residents and the local community, will make a significant contribution to a Manchester that continues to thrive culturally and economically.”
