Final sales and letting at prestigious Liverpool scheme

Connect Business Villlage

CBRE’s office agency team in Liverpool has secured two sales and a letting at Connect Business Village on Derby Road, Liverpool, totalling almost 5,000 sq ft.

The prestigious scheme, acquired by property investment company Yakel Investments last year, is now fully occupied.

CBRE has completed two office unit sales at the business village. Electrical contractor Advanced Electrical (Merseyside) has acquired Unit 8 comprising 1,561 sq ft of office space, while Unit 12, comprising 1,488 sq ft of accommodation, has been bought by Tower Pensions Trustees for Chartered Quantity Surveyors practice Keywest Partnership.

With its roots in the North West, Advanced Electrical has grown organically and expanded to offer electrical contractor services from concept to completion across the public, commercial and high end retail sectors in the UK and Ireland. The Keywest Partnership provides multi-disciplinary consultancy services to construction, engineering, process and infrastructure industries.

Online pre-loved women’s designer fashion retailer, Luxe Collective, has agreed a six-year lease on the ground and first floors at Unit 6, comprising 1,855 sq ft, to accommodate its expansion plans.

Connect Business Village is a prestigious scheme comprising a 25,000 sq ft HQ for social enterprise business PSS and 15 high specification, self-contained two storey offices ranging from 1,488 to 3,526 sq ft, developed in partnership with Liverpool Land Development Company and Northshore (Atlantic Gateway) Strategic Investment Area.

Located on the A565 Derby Road and adjacent to Sandhills train station, the village is in an excellent position on the edge of Liverpool city centre. The business village benefits from good access to and from the region with both the Birkenhead and Wallasey Tunnels within a short distance, as well as arterial routes to the motorway network.

Andrew Byrne, director at CBRE Liverpool, said: “We are delighted to announce that Connect Business Village is now fully occupied following these latest deals.

“The scheme is unique, being the first of its kind within North Liverpool’s business district and offers occupiers the opportunity to benefit from either purchasing or leasing high quality self-contained office suites combined with state-of-the-art facilities in a well established location, connecting businesses to the heart of Liverpool.”

Samuel Farage, director of Yakel, said: “The acquisition of Connect Business Village was a complement to our existing portfolio of commercial buildings and brings us a step closer to achieving our vision of providing high quality and affordable workspace for Liverpool’s thriving SME economy.

“Our goal over the coming 12 months will be to facilitate inward investment in excess of £15m into the city commercial sector with larger floor plates to encourage companies to move to the city and increase employment opportunities for its residents.”
