Betfred owner buys Birchwood site for £2.25m and begins £1.25m refurb

110 Birchwood Boulevard

Fred Done, owner of Warrington-based betting giant Betfred, has completed the purchase of Arpley House, a 30,000 sq ft office site in Birchwood, for £2.25m.

The building will be rebranded as 110 Birchwood Boulevard.

Previously owned and occupied by Homes England, the 20‐year‐old building will receive a £1.25m refurbishment, which has started immediately, and will be completed in the fourth quarter of 2021.

To accommodate the changing office market the building will be split into varying size units from 4,000 sq ft to 10,000 sq ft floorplates over three floors.

Peter Buckles, asset manager for Betfred, said: “This is a fantastic purchase and adds to our existing portfolio of 120,000 sq ft of offices on Birchwood Boulevard.

“We believe we can attract new occupiers to Birchwood Boulevard, and it allows our existing tenants to grow within our estate.”

He added: “We have owned property on Birchwood Boulevard for the last six years and for the last two years occupancy levels have always been above 95%.

“The office market in Birchwood is very active and lots of occupiers are reassessing their office requirements. We believe that 110 Birchwood Boulevard will appeal to the market as a prominent ‘headquarters’ style building, in a great out of town location, with a city centre fit out.
