Retailers sign 10-year leases in thriving Ancoats location

Sixteen Retail has recently acted on behalf of both The Epicurean and Lily’s in acquiring new retail units in Cotton House, Henry Street in Ancoats, a property owned by Step Places.

Both tenants have taken new 10-year leases from Step Places for 900 sq ft and 500 sq ft, respectively.

The new occupiers join existing occupiers, KERB Wines, a natural wine shop and occasional bar and the popular Edinburgh Castle public house. The SC Bar and Diner on Cutting Room Square is also soon to be launched, completing the retail offer on the Cotton House scheme.

The Epicurean is an award-winning bottle shop with three stores so far, in Burton Road West Didsbury, Heaton Moor and Chorlton.

Owner, Simon Yarwood, said: “We are very excited to get a site in the Ancoats area, moving out of the suburbs has been a target for some time and this ticks every box. With Alex, at Sixteen, we are looking for similar sites in residential areas and the bread and butter locations in the suburbs.”

Lilys Deli is the second deli format for Lilys following on from a successful opening in Chorlton last year, which is also in the same block as the Epicurean Chorlton.

Prital Sachdev, of Lilys Deli, said: “Ancoats is the place to be in our view.

“We’ve been looking to roll out the deli format in good suburbs since Chorlton opened last year and we saw Ancoats as an ideal area for our specialist Indian convenience and vegetarian deli format. There are plenty of like-minded operators nearby which attracted us to this part of town.

“We are still on the hunt for a larger convenience store with restaurant offer in South Manchester.”

Harinder Dhaliwal, managing director of Step Places, the owners of Cotton House, said: “I am thrilled to welcome Lily’s Deli and the Epicurean to Cotton House, their offer is spot on for the ever growing Ancoats community and it is great for us to be able work with such exciting, independent businesses.”
