New townhouses scheme unveiled for Knott Mill site

A triangular site at Knott Mill in Manchester city centre, currently used for surface car parking, is to be developed into seven town houses.

The scheme, bounded by Commercial Street and Constance Street, received planning consent earlier this year.

Designed by architect Andrew Ince, founding partner of Harrison Ince Architects, he will now bring the project forward through a new company, In Fill Developments, with a start on site scheduled for this autumn.

Set over four stories each of the properties will have a garage, spacious hallway and utility room, four bedrooms, open plan kitchen/dining/living and a sun room leading to a private roof terrace and offer between 2,100 sq ft to 3,100 sq ft.

City centre property specialist Reside Manchester has been retained to advise, market and sell the development.

Rhiannon Durston, sales and marketing director with Reside, said: “We are very excited to be working with Andrew on this scheme. It will set a new marker for really high quality, brilliantly designed, family sized housing in a really interesting part of the city centre.

“The care and attention to detail in design coupled with the superb internal specification will result in something very special in this characterful location.”

She added: “The houses will also be offered freehold, which is a rarity, and we know there is a demand for this level of property as city centre living becomes more sophisticated. We are taking registrations of interest now, although we will not be bringing them to the market fully until the middle of 2022.”

Built of brick with exposed steel girders and full height Crittall windows the scheme has been designed to fit in with neighbouring buildings in the area which once housed an iron foundry.

Andrew, who has stepped down from the architecture practice to concentrate on the town house project, said: “It is a labour of love. I have owned the site for 18 years and have explored every possible iteration for the layout.

“I did not want to compromise on anything, from ceiling heights to bedroom layouts to the scale of the windows. For city living it was important the garages were big enough and each property has outside space.

“The feedback from planners was very positive and I am looking forward to seeing the project start on site.”
