Construction work set to start on £31m low carbon Liverpool scheme

Plans for Hughes House

EQUANS, the new name for ENGIE’s services-led activities, has secured a £31m contract to deliver a 10-storey, low carbon development in Liverpool city centre on behalf of Home Group.

Located on the site of the former TJ Hughes department store, EQUANS will construct 258 sustainable apartments and a ground floor retail and commercial space. The scheme will comprise 144 one-bedroom properties, 99 two-bedroom and 15 studio apartments – all available for private rent.

EQUANS has worked alongside UK Land & Property to assist with the specification and build feasibility, through a collaborative process with the success of the project at its core.

All units are designed to achieve a minimum Energy Performance Certificate (EPC) rating of B, utilising an full sustainability strategy, which includes low-carbon electrical solution with supporting energy-efficiency features. This provides the end user with reduced operating costs throughout the lifetime of the project.

EQUANS has also liaised closely with numerous stakeholders, including Liverpool City Council and local taxi representatives, requesting their input into the overall plans.

Tim Wood, regional managing director at EQUANS UK & Ireland (North West), said: “We’re really pleased to be undertaking this exciting project on behalf of UK Land & Property and Home Group Developments.

“We have been working on the project for around 18 months with the various stakeholders, and have integrated ourselves into the client’s team, enabling us to increase the overall capacity of the building, while also increasing the efficiency and viability of the project.

“Home Group is a long-standing partner of EQUANS and it’s been great to bring our expertise in delivering net zero carbon solutions to the table.”

Simon Parker, managing director at UK Land & Property, said: “EQUANS has been extremely proactive in bringing this project forward.

“We engaged at an early stage and EQUANS has been an integral member of the team from the outset. It’s great news that we will shortly be breaking ground on this important regeneration project.”

Work is due to begin on the scheme in late 2021.
