Peel L&P launches public consultation on proposals for new homes at Manchester Waters

Residents and businesses are being invited to have their say on plans to deliver 162 homes for private rent across two apartment buildings at Pomona Island in Trafford, as part of Peel L&P’s Manchester Waters development.

Peel L&P is bringing forward the proposals to help regenerate this vacant site and bring much needed quality homes along with significant improvements in the public realm and connectivity.

This represents the next phase in the development of this strategic brownfield location at the heart of the regional centre.

The proposed apartments sit within a wider masterplan for Manchester Waters, which was recently approved by Trafford Council.

An outline planning application for the development of the wider area is being prepared and is expected to be submitted in 2022.

Once delivered, the apartments will be available to be privately rented, providing more opportunities and flexible options for people to live in this key location.

A range of one-, two- and three-bedroom apartments will be delivered. Residents of the new development will be able to enjoy a communal terrace, courtyard garden and residents lounge providing quality spaces to relax and socialise.

The site is located very close to Cornbrook Metrolink Station and within walking and cycling distance to an array of other public transport options, such as Pomona Metrolink Station, and Deansgate train station.

A cycle parking space for every apartment will be delivered as part of the proposals, promoting sustainable travel.

Forty two car parking spaces, including electric vehicle charging points, will be delivered alongside car club facilities to help combat congestion and cut CO2 emissions.

The plans also create part of two new waterfront pedestrian and cycleways along the Manchester Ship Canal and Bridgewater Canal, connecting residents and the wider community to the surrounding city area.

The proposals represent a significant investment into the local area and will create jobs throughout the construction stage. The new residents will increase footfall in local shops and services, increasing spend in the local economy.

James Whittaker, Peel L&P’s executive director of development, said: “We’re excited to be bringing forward the latest proposals to deliver much needed high quality homes to rent on this well-located brownfield site.

“The waterfront site is extremely close to two Metrolink stations that provide quick and easy links to both the city centre and MediaCity.

“The principle of the development is to regenerate the vacant site and create a sustainable community which can thrive within a peaceful setting on the waterfront.”

He added: “We wish to work with local people to ensure that this is a scheme everyone can be proud of and have launched a public consultation on our draft plans.

“We want to encourage the local community to share their views with us before a detailed planning application is submitted to the council.”

The public consultation will run from Thursday, September 30, until October 10, to provide local people with an opportunity to have their say.
