£3m transformation under way at Birchwood site

How Element will look

Bridge Properties has appointed FBI Interiors and design consultancy Incognito to fully transform its newly acquired office scheme in Birchwood, Warrington, as part of a £3m project.

New CGIs have been released showing what Element, formerly known as Dominion House, will look like once completed.

Following the success of Eden Point in South Manchester, which has been refurbished to a similar high standard, Manchester-based Bridge Properties acquired the Warrington property in May this year.

Work has now commenced and, once complete in February next year, Element will provide up to 40,467 sq ft of high quality air conditioned office accommodation and is available in suites from 3,535 sq ft .

The design incorporates:

  • Stylish new entrance, main building reception and common areas
  • High quality café/bar with business lounge and external terrace
  • Cycle hub and gym including changing room, showers and lockers
  • Feature top floor mezzanine area with roof terrace
  • Concierge Service
  • ‘Defurb’-style office accommodation
  • New, energy-efficient M&E throughout

Paul McCann, of Bridge Properties, said: “The market is pointing to occupiers now requiring better quality office space with excellent on site amenities in order to attract employees back to the office. Everything at Element has been designed with that in mind.”

Mark Canning, director at Canning O’Neill, agents for Element, said: “Element is set to raise the bar for office accommodation in not only Birchwood, but the whole of the regional out of town office market, providing inspirational office accommodation fit for a post-pandemic world.

“With floors of up to 14,070 sq ft, the top floor also has the opportunity to include of a 3,186 sq ft mezzanine area leading onto a private south-facing roof terrace.”

Quoting rent is £20.00 per sq ft, plus £500 per car parking space per annum.
