Plans for 116 energy-efficient homes in Trafford submitted

Manchester based Harlex Property has submitted outline plans for a new low-carbon residential neighbourhood at the former World of Pets site in Timperley, identified for new housing in the emerging Places for Everyone joint development plan.

The submission follows pre-application consultation with the local community which revealed that:

• More than 42% of local people have been affected by the housing shortage in Trafford

• More than 60% of local people agree that there is a need for new homes

• Of those who agreed that more homes are needed, most wanted to see homes with between two- and four-bedrooms built for sale on open market

If approved the proposals will deliver a range of 116 energy-efficient properties, with 45% of the houses being offered for shared ownership or rent via a registered provider in Trafford.

The vision for the site also features a range of measures to deliver a truly sustainable new neighbourhood, including:

• Homes designed and built with the environment in mind, adopting modern construction methods and materials to keep carbon emissions low and potential to generate their own energy

• A new park, wildlife corridor and new accessible open space, to enhance local biodiversity and provide space for residents to live a healthy lifestyle

• New pedestrian and cycle routes through the site, connecting into the wider network

Speaking after submission of the outline planning application, James Nicholson, managing director of Harlex Property, said: “I’m pleased that our vision for a new low carbon residential neighbourhood in Timperley has been so well received by the local community.

“It is clear that there is pent up demand for new housing in Timperley and this has been reflected in the number of people wanting to register their interest in a new home and the level of response we’ve received to our consultation overall.”

He added: “We’ve worked with Trafford Council closely in developing our vision for the site and we have been able to make further tweaks in response to feedback received from our near neighbours.

“With over half of the World of Pets site previously developed and Trafford Council’s increasing need to find new land for housing to meet its targets, I very much hope that the planning department and elected members will see the proposals as an exceptional opportunity to deliver quality, affordable homes for everyone.”
