King Edward Triangle full after flurry of new tenants

King Edward Triangle, a mixed-use commercial, retail and residential neighbourhood which provides a pivotal link between Liverpool Waters, Liverpool’s central business district and the city centre, has reached 100% occupancy.

Three new tenants have moved in over the summer, filling all remaining units.

The thriving neighbourhood has proved popular due to its location and proximity to the transformation of the city’s northern docks and the area’s improved infrastructure and public transport links.

Azvex Brewery, All the Shapes Tile & Co, and Take the Cake have now joined the vibrant and thriving community of businesses based at King Edward Triangle. The neighbourhood is now home to a wide range of trading estate businesses alongside a strong leisure offering.

Experienced brewer, Adam Henderson, is currently transforming the 6,700 sq ft unit 16 at King Edward Industrial Estate for his new venture, Azvex Brewing, which will include a large brewhouse with tap room and onsite parking.

Adam said: “Liverpool is a brilliant city with fantastic culture and nightlife, plus a growing beer scene with loads of potential.

“I was attracted to the city because of all the incredible regeneration taking place here, particularly to the North of the city centre. Finding a big open space building in the right location which can be adapted to my business needs, is much harder than it might seem but I believe I have found the perfect location in Liverpool Waters.”

All the Shapes Tile & Co, which specialises in supplying large ceramic slab tiles hand made in Italy and other European countries, will launch in the autumn. Founder, James Lambert, is one of two founding directors with extensive experience in the tile industry.

Its high end products will be available to view at a ‘Materials Lab’, based at the King Edward Triangle. This will be a space where interior designers, architects and developers can visit, see the range and discuss ideas. The business is also launching a dedicated online sales platform.

Take the Cake is a local family business making the transition from online sales through social media platforms, to a ‘clicks and mortar’ model with the new premises providing space for both production and sales.

Liza Marco, asset manager at Peel L&P’s Liverpool Waters, said: “We are transforming the city’s Northern docks to create a sustainable world class, mixed use waterfront that will bring life back to the historic docklands and these three new businesses are an important part of that vision.

“The fact that King Edward Triangle is now full demonstrates what an attractive and vibrant location Liverpool Waters is.

“Azvex Brewery, All the Shapes Tile & Co and Take the Cake will be fantastic assets for Liverpool. Each of these businesses brings a unique offering for local residents, business and visitors to Liverpool Waters and will provide a vital link that will extend the city centre out to our iconic waterfront.”
