Speculative ‘big box’ scheme will be one of the biggest in the region

Specialist UK logistics and industrial property business, PLP, has appointed a construction company to deliver a speculative ‘big box’ unit as the final phase of its employment park at Basford West in Crewe.

Crewe 460 will comprise 456,735 sq ft of space. Glencar Construction will commence work on site in the next few days, with a December 2022 completion date scheduled.

The PLP platform is owned by Ivanhoé Cambridge, Macquarie Asset Management, Peel L& and its senior management team.

PLP Crewe is described as a strategic, gateway employment park with excellent links to junction 16 of the M6 and the wider motorway network.

It is also located next to the West Coast mainline and close to the proposed new HS2 hub in Crewe.

The first phase comprised two units of 92,500 sq ft and 43,000 sq ft and were also constructed by Glencar.

Work on the first phase was completed in 2020 and let immediately to Likewize, formerly Brightstar, the world’s leading provider of integrated solutions for the mobile and financial industries.

PLP says Crewe 460 will be a ‘best-in-class’ warehouse and logistics facility.

It will feature a 15m clear height warehouse, three-storey external offices of more than 30,000 sq ft, separately accessed car park with 442 spaces and a secure, gatehouse access-controlled service yard up to 72m deep.

It will follow all PLP speculatively developed units and be constructed in accordance with the UK Green Building Council Carbon Net Zero standard.

Keith Wilson, development director at PLP, said: “After the success of letting both units of PLP Crewe Phase 1 on completion, it’s fantastic to be back on site developing out the final phase.

“Crewe 460 will be a prime, high spec logistics facility in a well established employment location with excellent links to the motorway network. In fact, it will be the largest spec unit currently under construction along the M6 corridor throughout the whole region and I have no doubt that it will appeal to a wide range of blue chip occupiers.”

Knight Frank and Cushman & Wakefield are appointed as leasing agents for Crewe 460.
