Construction under way at latest Trafford Park logistics unit

Legal & General’s Industrial Property Investment Fund (IPIF) and PLP have announced the launch of Metro 190, a prime speculative logistics unit in Trafford Park, Manchester.

Readie Construction has been appointed as main contractor to construct the 190,660 sq ft warehouse and has now started on site with completion scheduled for October 2021.

Metro 190 is in the heart of Trafford Park, just six miles from Manchester city centre and close to M60 junctions nine and 10, and M602 junction two, offering excellent motorway access to the wider region and beyond.

There are more than nine million people living within an hour’s drive.

Immediately adjacent to Metro 190 is the newly completed Metrolink tram extension linking Manchester city centre to the Trafford Centre with the nearest Metrolink station only a few minutes’ walk from the scheme.

Metro 190 is a prime urban logistics facility with 15m clear height warehouse, high spec offices, a secure 50m yard, separately accessed car parking and 2.5MVA of power delivered as standard.

The development is targeting carbon net zero construction and includes energy-saving features such as roof mounted solar panels, electric vehicle charging points and air-source heating and cooling.

These features will support occupiers in their ambitions to deliver carbon net zero operation. The unit will also be future-proofed with additional underground infrastructure and roof strengthening, to allow cost effective installation of additional green energy initiatives during its lifetime.

Tim Packer, of IPIF, said: “We are delighted to be bringing forward this development which is a hugely significant addition to our assets within Trafford Park.

“It’s a flagship building being delivered to an extremely high specification. Targeting operational net zero is becoming increasingly important to occupiers, and supporting these ambitions form a crucial part of LGIM Real Assets strategy to deliver net zero across its commercial real estate portfolio by 2050.”

Keith Wilson, development director at PLP, said: “Metro 190 is a ‘best in class’ development in an unrivalled, super-prime location. It’s extremely exciting to see construction under way and I have no doubt that we will very quickly secure a blue chip occupier for this facility.”

Savills and Avison Young are leasing agents for the scheme.
