Entire second floor of One Express let on 10-year lease
Chartered accountants and business advisor, Beever and Struthers, has taken the entire second floor at One Express, on George Leigh Street, Ancoats.
PJD Group bought the Grade II-listed building in 2017, and undertook an extensive office refurbishment which incorporated a café and gym including shower facilities.
The work was completed in September 2021, and several lettings at ground and first floor level were agreed within four months of practical completion.
Beever and Struthers will take 11,003 sq ft of space at One Express, on a 10-year lease, after relocating from St George’s House on Chester Road.
The lease includes a break at year five.
A fit-out is due to start shortly, with the aim of moving the Manchester office to its new home by autumn 2022.
Mark Davies, owner of Altrincham-based property business PJD Group, said: “This letting, I feel, is down to the quality of the product, combined with a location that has come to the fore in the past few years.
“To have a locally based and well respected professional firm commit in this way shows that Ancoats now appeals to both the tech and the professional sector. It proves that if you provide a quality product, in a good location, tenants will want to take space in your building.
He added: “Practical completion took place in September last year and of the 29,000 sq ft produced, only 2,920 sq ft remains available, which speaks volumes for this development.”

The landlord was represented by OBI and Daniel Harris and Co in the letting. In4M will project manage the fit-out, which will be carried out by Urmston-based Urbanise Construction.
