Work set to start on 133-home Poynton scheme

Ellesmere Port housebuilder Elan Homes is preparing to begin work on its 133-home Hazelfields development in Poynton, having secured planning approval after amending the design of the properties following a previous approval.

The site, at Hazelbadge Road, comprises 20.45 acres. New homes will be built across 7.47 acres, with the balance taken up by open space and woodland.

Elan Group technical director Shaun McCarthy said: “We worked closely with Cheshire East Council’s urban design team to devise an attractive development that will cater for local housing needs.

“There’s a pent up demand for quality housing across Cheshire, Stockport and the wider Manchester commuter belt and our Hazelfields development will help address that need by delivering 133 new homes.

“We’ll be providing 93 private sale properties, plus 40 affordable homes. We’ll also make a substantial investment in the area with funding allocated towards highways improvements, healthcare, education and other facilities locally.”

He added: “We hope to start the initial enabling works during the school summer holidays to minimise any disruption to our neighbours at Lower Park Primary School.”

Planning approval included £1.8m of community investment by Elan, which will include more than £750,000-worth of highways improvements, with funding allocated towards Poynton Relief Road, a bus stop opposite Hilton Grove and cycle lane provision. A car park will also be created on site to provide extra school parking.

Almost £662,000 will be shared between local schools, with more than £130,000 allocated for the development of Priorsleigh Medical Centre and McIlvride Medical Centre. Sports facilities at Deva Close Playing Fields and Poynton Leisure Centre will benefit from almost £120,000-worth of investment. Further funding has been allocated towards Kerridge Hill Nature Reserve, plus allotments and community gardens.

Elan will also provide a play area within the Hazelfields development for younger residents. Trees will be retained at the centre of the site, along with a woodland on the boundary, providing a semi-rural setting for the homes.

Hazelfields is due to launch towards the end of the year, offering a choice of private sale properties including one- and two-bedroom apartments, plus three- to five-bedroom homes.

The 40 affordable homes will include 26 properties available for rent and 14 available for shared ownership.

Based at Cheshire Oaks Business Park, Elan is currently active on sites across Cheshire, Greater Manchester, Merseyside and Lancashire, including those in Dukinfield, Middleton, Ramsbottom and Swinton.

Shaun added: “We have previously built new homes in nearby Stockport, Macclesfield and Wilmslow. While we’re yet to start work in Poynton we’re keen to acquire additional land in the surrounding area, including South Manchester and Cheshire, plus the wider North West.”
