Offers invited for well-appointed Altrincham brownfield land site

Offers are being invited for a 1.73-acre plot of brownfield land close to Nation League club Altrincham FC’s Moss Lane ground.

Property consultancy, Legat Owen, has been instructed by site owner Sabre Holdings to market the former Sabre Valves site. Offers are invited up to September 23, 2022.

Legat Owen says both unconditional and conditional offers are invited for the site, either for its existing use or for potential redevelopment, representing a rare opportunity to acquire a brownfield site in a highly desirable residential community.

In addition to its existing use, it is thought the site would be suitable for housing, care or retirement living.

The site sits to the Northern side of Moss Lane and the Western side of Golf Road, around half a mile from the flourishing Altrincham town centre, and roughly three quarters of a mile from Hale’s popular village centre.

Three single-storey buildings are currently in place on the site, totalling around 25,922 sq ft. Vacant possession is available at completion.

Owner, Sabre Holdings, said the site is now surplus to requirements.

“It has to be said that the chance to acquire such a sizeable development opportunity in a well-established neighbourhood doesn’t present itself often.

“The site is well connected by road and public transport, with good local amenities, and we expect it to prove popular.”
