Housebuilder to deliver 74 new affordable homes in £13.2m development

A £13.2m housing scheme has been sealed following the acquisition of a derelict brownfield site in Garston, South Liverpool.
The development, by South Liverpool Homes (SLH) will proceed after SLH’s acquisition of the 3,000 sq m site which will deliver 74 new homes.
The site was once the home of the former Garston Public Baths.
The development will include 74 one- and two-bedroom apartments and six retail units that will be split across three separate buildings with properties fronting onto Speke Road and Church Road in Garston village, close to local amenities including Liverpool South Parkway railway station, local shops, a large health centre and a choice of primary and secondary schools.
With an existing planning approval already in place secured by the previous owners, the new development will see SLH develop 39 affordable homes for rent and 35 rent to buy homes, a Government scheme to help people get onto the property ladder.
One of the buildings will accommodate homes solely for people over 55 years of age, meeting the needs of older people in the area.
Angela Perry, SLH’s director of assets and development, said: “The acquisition of this neglected piece of land presents a golden opportunity to contribute significantly to the ongoing positive transformation of the area, attracting new businesses and meeting the need for affordable housing.
“The retail units will be incorporated into the ground floor of the buildings, offering opportunities for small businesses to establish themselves in the heart of Garston.”
She added: “We are really looking forward to starting on site and making a positive step towards addressing the growing demand for homes in Garston by creating a vibrant and sustainable community which will foster economic growth.”
Work will start on site in August 2023 by Legacie Construction and it is anticipated that the development will be completed within two years.
The development is part of SLH’s wider plans to build 280 new homes across Speke and Garston by 2027, with plans being developed for 94 homes on South Parade in Speke and 24 homes on Window Lane and Church Road, Garston.
