Proposal unveiled for 119-home scheme in Congleton
Plans for 119 new homes in Congleton have been submitted by housebuilder, Anwyl.
The proposed development site is located off the Congleton Link Road. Subject to reserved matters planning consent, Anwyl will acquire the 13-acre parcel of land, which is already allocated for housing in the Cheshire East Local Plan.
The wider site, the first phase of which is being built by Stewart Milne, benefits from outline planning permission.
Anwyl is proposing to build a total of 98 homes for private sale, in a mix of two-, three- and four-bedroom designs, alongside 21 affordable homes.
As part of the section 106 agreement linked to the outline planning application, the developer will contribute around £1.9m towards the £90m Congleton Road Link Road, which opened in 2021.
The road has been funded in part by developer contributions linked to new homes in the town. Anwyl’s proposed payment towards the link road would be in addition to an anticipated education contribution of around £800,000.
Anwyl Homes Cheshire and North Wales managing director, Phil Dolan, said: “Local market data and feedback from our consultation events showed a strong demand for high quality new homes in Congleton, especially more energy-efficient new builds.
“All our homes will feature either air source heat pumps or PV solar panels to provide heating and hot water, replacing traditional gas boilers. They will also have excellent levels of insulation and air tightness to ensure reduced heat loss.”
The Home Builders Federation’s (HBF) latest ‘Watt a Save’ report states that the average new-build homebuyer saves more than £1,600 a year, compared with owners of equivalent older properties. This saving rises to £2,200 a year for purchasers of houses, rather than flats or bungalows.
Phil added: “Our proposals at this site are for a wide range of designs to appeal to everyone from first time buyers and growing families to professionals and downsizers.
“We have designed the development layout with green space and natural landscaping in mind, with a proposed circa 1.5-acre area of open space to the North West. We’ll also be retaining the Public Right of Way through the site and adding several footpaths to link to the surrounding neighbourhoods as well as an area of play on site.”
Subject to planning, Anwyl hopes to begin construction work in mid-2024, with an ambition to bring the first homes to market later that year. The development is expected to take around three-and-a-half years to complete.
Anwyl completed its Somerford Grove development in Congleton in 2017.
