Land deal paves way for 211 new rental homes for Bury

CGI of York Street plans

Warrington-based Kellen Homes has completed the purchase of land for 211 new homes at York Street, in Bury.

It will see two-, three- and four-bedroomed homes developed on the brownfield site in partnership with Edinburgh-based Sigma Capital Group, which has a Manchester office.

The homes built for Sigma will be BTR (built to rent) and will be taken to market via Sigma’s Simple Life Homes brand.

Kellen Homes secured planning consent in December 2022, for the scheme which includes the creation of almost 12 acres of public open space and a mix of detached and semi-detached, privately rented homes.

Kellen Homes will make a contribution for offsite affordable homes and highways improvements as part of the planning approval.

Its chief executive, Ian Kelley, said: “This is an important step forward in this exciting new development which will provide 211 new homes to the local area on a disused brownfield site.

“We are creating a vibrant new neighbourhood to bring life to this under-utilised area of the town and provide much needed homes for local people.”

He added: “The scheme will also see us establish a large open space for residents of Bury to use, and we are delighted to be partnering with Sigma Capital Group once again on this new development. This really is great news for the economy and people of Bury.”

Graeme Reay, Sigma’s land director, said: “We’re really excited to be part of this new neighbourhood with our partners, Kellen Homes.

“Our new Simple Life homes are set to give a boost for the local community. We’re looking forward to offering renters of Bury a high quality, professional approach to renting, bettering their housing options locally and considerably contributing the housing market demands.”

The site is bordered by green space to the east, existing homes to the south and the river Irwell to the west.

Work is expected to start on site this month, with the first plots available from July 2024 and final completion expected by November 2025.
