Hilton House back to 100% occupancy following fifth floor letting

Manchester-based property developer, CERT, has welcomed innovative learning specialist, Space Zero, to its community-focused office and leisure hub Hilton House, in the heart of the vibrant Northern Quarter.

It takes the site back to full occupancy, with Space Zero taking the entire 3,638 sq ft fifth floor following a period of growth, prompting the need for a more expansive workspace.

Wayne Taylor, Space Zero director, said: “In our pursuit of the perfect location, Hilton House emerged as the obvious leader thanks to its great aspect, community atmosphere, and the unique characteristics of the space, where our team will feel welcome as we sustain our exceptional growth and development in the beating heart of Manchester.”

Space Zero joins a host of originative businesses, from gym operator Train Urban and wellbeing cafe and event space, Feel Good Club, in the commercial units, to five floors of offices taken by tech-firm, Softwire, graduate development consultancy, Grayce, architects practice Hawkins/Brown and CERT’s own head office, with Space Zero taking the top floor.

Since CERT completed its restoration of the 1960s Seifert-designed building in 2021, Hilton House has regained its former glory and has reached its potential as a community-focused hub bringing leisure and office uses together.

CERT has several schemes in Greater Manchester, including the 45-home SONA development, which is due to complete in spring 2024, and construction will commence at both its Peelers Yard and Osborne Yard projects in the New Year.
