Significant Cumbria development opportunity comes to market

A 15.4-acre plot of land on the outskirts of Kendal has come to market aimed at commercial usage.

Carlisle-based H&H Land & Estates is marketing the land, located east of Burton Road and next to the main railway line.

It has been allocated for a B1 Business/Science Park, such as professional offices and technology industries.

Rachel Bagshaw, Associate Director & Head of Land Agency (South Lakes) for H&H Land & Estates, said: “This is a sizeable development site to the south of the town, in a great location for businesses and employers. It has the potential to be a really significant development for the area in terms of both the local economy and job creation.”

As yet no planning application has been submitted to Westmorland and Furness Council and prospective buyers are recommended to make their own enquiries at the planning offices.

The land may be inspected at any reasonable time provided those viewing are in possession of a copy of the sale particulars.

The closing date for expressions of interest is midday on March 15, 2024. All expressions of interest should be made to Rachel Bagshaw at the Staveley office of H&H Land & Estates.

Rachel added: “This is one of only two strategic employment sites allocated in Kendal in the current Local Plan and this site has been identified as a high quality employment site aimed at offices and hi-tech industries, so it really is providing an almost unique opportunity for someone to develop a cutting edge business park in this part of Cumbria.

“The county already has a strong reputation for technology businesses with significant employers such as BAE and Sellafield located on the west coast, however, this site represents an opportunity to create a technology hub in a more central location with great transport links.”

Currently this 15-acre site, on the edge of the Lake District National Park comprises pastureland with access directly off Burton Road, with stunning views of the Lakeland Fells to the north.

The land is divided into three separate field parcels. The boundaries are predominantly dry-stone walls with some hedges and the eastern boundary adjoins the railway line. In terms of accessibility the site benefits from a public bridleway linking Burton Road to Oxenholme and there is a bus stop next to the existing field entrance.
