Piling works to start on 90-home Victoria North scheme next month

Construction has begun on CERT’s 90-home Victoria North scheme, Osborne Yard.

The five storey project will see 85 high specification apartments and five townhouses being created with ground floor amenities and generous landscaping, together with private residents’ parking in Manchester’s largest urban regeneration area, Victoria North.

CERT is working in partnership with Heatley Developments, which is acting as main contractor on the site. Site clearance works commenced in the third quarter of 2023, including demolition of the former decommissioned fuel station, and removal of the below ground fuel tanks.

With preparation now complete for the piling mat to be created, the piling works will start in March.

CERT and Heatleys have assembled a number of parcels of land to form the site over the past five years, with the scheme receiving a grant funding allocation from the Greater Manchester Combined Authority (GMCA) via the Brownfield Housing Fund in December, supporting the project to provide a positive outcome for the local community and economy.

Howard Lord, CERT’s Managing Director, said: “2024 is off to a strong start for us with two of our schemes, Osborne Yard, and our joint venture in New Cross, Peelers Yard, with Myprotein founder Oliver Cookson, starting on site after a few years of hard work to get them to this point. It’s rewarding to see work start in earnest on both schemes.”

He added: “Osborne Yard has been designed with apartments that are larger than average for the city centre, with flexible layouts incorporating home working zones, and on-site amenities, yet are priced competitively compared to other new projects in Ancoats, despite being just five minutes’ walk.

“This appeal has been realised with over 50% of the development sold within two months.”

In addition to Osborne Yard, CERT has three further schemes under construction in the city region, including SONA, a BTR project opposite the Apollo in Ardwick, set to complete early summer, Royal Canal Works, bringing quality affordable canal-side homes to Stretford, and the 81-home Peelers Yard BTR project, backed by Myprotein founder Oliver Cookson, in New Cross.
