Main construction phase commences at two key residential regeneration sites

Construction specialist, Sisk, has begun the main construction phase for Jersey Wharf and Eliza Yard, property management company Manchester Life’s first residential developments in the next stage of Ancoats’ regeneration.

The projects are set to welcome residents from mid-2026.

Jersey Wharf will offer 190 one-, two-, and three-bedroom rental homes, transforming a previously vacant site on Jersey Street along the Rochdale Canal into a new residential community.

Eliza Yard, located directly across Jersey Street at the corner of Poland Street, will offer 126 one-, two-, and three-bedroom homes for sale. Both developments include concierge services, outdoor gardens, and secure cycle parking.

Using the Ancoats Mobility Hub for parking enables Manchester Life’s developments to incorporate 23,000 sq ft of new ground floor commercial space.

This will create valuable spaces for new local businesses, foster active streets as part of the council’s public realm strategy, and further Ancoats’ growth as a thriving residential community.

Since 2014, Manchester Life says it has been pivotal in transforming Ancoats and New Islington in line with the council’s Neighbourhood Development Framework. Sisk has been a construction partner from the outset, successfully delivering three schemes within the initial regeneration phase.

So far, 76 construction management apprentices have begun their careers through Manchester Life’s Higher Apprenticeship scheme, with Eliza Yard and Jersey Wharf bringing the total to 80. The two schemes will support more than 800 construction jobs, with 29 trade apprentices involved throughout the four-year programme.

Marty Edelman, Manchester Life’s Executive Chairman, said: “Our regeneration efforts in Poland Street support the Ancoats and New Islington Neighbourhood Development Framework by addressing the demand for private rentals and for-sale homes, boosting the local economy, creating jobs, and advancing the city’s housing objectives.

“Poland Street is central to Manchester City Council’s long term vision for East Manchester, a vision we share and have worked in partnership to transform into vibrant residential communities.”

He added: “From the start, Sisk has played a pivotal role in delivering transformative developments, making them the right partner for Eliza Yard and Jersey Wharf – both critical to Ancoats’ continued growth as a thriving neighbourhood.”

Alan Rodger, Managing Director, UK North, Sisk, said: “We are thrilled that Manchester Life has chosen Sisk as the main contractor for the Jersey Wharf and Eliza Yard developments.

“Our partnership, built on trust and collaboration, has enabled us to transform Ancoats while meeting Manchester’s housing needs.”

The project team includes Mace as Project Manager; T&T as Cost Manager; Buttress, PRP, and Arcadis as Architects; Curtins as Civil and Structural Engineer; and Buro Happold as MEP Engineer.
