Plans for 147 new Trafford homes submitted in £28m development
Trafford Council and housing association L&Q have revealed plans for 147 homes in Old Trafford, as part of a £28m development.
Homes for Trafford, a joint venture between Trafford Council and L&Q, has submitted a new planning application to build the homes – 50% of which are affordable – on land off Bold Street.
The site, part of the former Tamworth Estate, was previously home to three high-rise tower blocks and the Seahawk Pub which has been demolished.
Subject to planning consent from Trafford Council, the partners intend to build 147 energy-efficient homes including one-bedroom apartments and two-, three-, and four-bedroom houses.
The proposed scheme will feature a range of styles, sizes and tenures including 73 affordable homes – 16 for social rent and 57 intermediate homes.
A previous planning application for the site has been withdrawn and the revised proposals include additional external amenities for residents and visitors, and pedestrianised connected green spaces to connect future neighbours.
Since the last public consultation in 2022, significant changes have been made to the proposals, including the removal of two apartment blocks and their replacement with more family-sized housing.
The vision for the proposed scheme continues to place a landscape-led design at its centre, maximising high quality public realm, and celebrating views of the surrounding area.
This will help create a place promoting health and wellbeing, as well as access to nature and sustainable modes of travel.
Ben Townsend, New Business Director NW for L&Q, said: “We are excited to be taking this ambitious scheme forward alongside our partner Trafford Council and play our part in tackling the housing crisis.
“At L&Q we believe that partnership work is critical. Together with the Council, we have identified a dire need for more affordable homes in the area and we are committed to working together to deliver this important scheme.”
Cllr James Wright, Trafford Council’s Executive Member for Housing and Advice, said: “Trafford Council is totally committed to building more new and affordable homes across the borough.
“The council prides itself on working with partners to create new, affordable homes within communities across our borough.”
If approved, Homes for Trafford aims to start on site in early 2025, with a target date of 2026 for the first homes to be occupied.
The project team for Bold Street also comprises Levitt Bernstein as architect; Euan Kellie Property Solutions as planning consultant; Civic Engineers as engineer and transport consultant; Wilkinson Cowan Partnership as cost consultant, and Lucion as environmental consultant.
