The Lexicon

Two new office lettings have been secured at The Lexicon in Manchester city centre.

The largest of the two lettings sees Bolton-based global advisory firm, K3 Capital Group, agree to a five-year lease occupying 3,325 sq ft on the third floor.

Joining K3 Capital is Corbenyah. The investment firm that was originally founded in Lytham St Annes, has opened its first Manchester city centre office after signing a five-year lease on The Lexicon’s second floor, totalling 2,358  sq ft.

Based in the heart of Manchester city centre next to St Peter’s Square and the Central Library, The Lexicon comprises nine floors and provides a variety of fully-fitted and CAT A space across full floor and split floor options.

The last remaining floor is currently available offering suites between 2,500-5,664 sq ft.

The Grade A building, which benefits from an array of nearby amenities due to its prime location, is also set to undergo a further refurbishment programme which will include the installation of a best-in-class cycle hub with shower and locker facilities.

Avison Young and Colliers are joint agents for The Lexicon and acted for the landlord. Andrew Farquhar at Heyford Masons acting for K3 Capital Group.

Matt Pickersgill, associate director at Avison Young, said: “It’s no surprise to see high profile and growing organisations such as K3 Capital Gorup and Corbenyah choosing The Lexicon as their long term Manchester HQ, and it is testament to the quality of office space we can present to them.

“The building offers both organisations with the efficient Grade A office space they were looking for, with enhanced CAT A specification within a modern environment and central location overlooking the Central Library and St Peter’s Square beyond.”
