New deals take burgeoning Cheshire business park to 90% occupancy

Winnington Business Park, a 126,958 sq ft new-build development in Northwich, Cheshire, has now let 90% of its units.

The park, developed and operated by Chorley-based FI Real Estate Management (FIREM), consists of industrial, start-up, trade and retail spaces.

Destination Padel has taken 18,665 sq ft of space on a 10-year deal and is consulting with FIREM’s development arm, FI Developments, to combine three separate units, with a fit-out now taking place. The business hopes to open its doors by the end of 2024.

All retail units, totalling 11,362 sq ft, are now fully let, with tenants set to move in within a matter of months.

Family-run retailer, M6 Bed Warehouse, has taken a 6,228 sq ft space in Unit A, and outdoor clothing and equipment manufacturer, Equip Outdoor Technologies, has signed on to take the remaining 5,134 sq ft on a 10-year deal.

The park aims to provide flexible and futureproof spaces for businesses, with purpose-built facilities designed to enable them to thrive. FIREM has built 32 units exclusively for start-ups, starting from 821 sq ft, which benefit from dedicated parking, electric roller doors, customer entrances and LED lighting and a shared courtyard to foster a sense of community.

All start-up units have now been let to a range of businesses, including confectionery e-commerce retailer, PickandMix.com, which moved into Winnington Business Park earlier this year, and an official Hyrox gym, First Space Fitness.

Only six spaces remain available, with units ranging from 2,792 sq ft to 9,650 sq ft. Each unit has its own individual benefits, for example, Unit 50, at the front of the site, comes with road frontage and additional parking, whereas Unit 35 is a detached unit with a dedicated yard.

All units are ideal for trade occupiers, such as DIY and home improvement businesses. Demand for trade counter space continues to rise, as businesses invest in their expansion models by acquiring more multi-let/trade space.

Potential occupiers can work with FI Developments to design a bespoke fit-out that meets their specific requirements, with businesses also having the opportunity to agree flexible leases, including the option for 12 month agreements.
