Major letting deal follows extensive fit-out at Trafford Park office complex

Manchester-based property group, Hurstwood Holdings, has completed the comprehensive fit-out of Nexus, a Grade A office building in Trafford Park, to accommodate an 18,043 sq ft letting to housing trust, the L&Q Group.
The deal with L&Q Group saw the Trust take the top two floors of the building having agreed a 16-year lease at £14.15 per sq ft which, when exchanged last April, was the largest letting in Trafford Park and Salford of the year.
Independent property consultants, Edwards. acted on behalf of Hurstwood Holdings and is the sole letting agent for the building.
Nexus is situated at the entrance to City Park Business Village, less than 1.5 miles from Manchester city centre and close to the junction with Trafford Road and Wharfside Way.
Stephen Ashworth, Chairman and CEO of Hurstwood Holdings, said: “We have an exceptional in-house team of fit-out experts and building consultants; led by Sam Ashworth and Mark Beaumont, we were able to complete the remodelling works to accommodate L&Q Group’s bespoke requirements.
“We are all very pleased to have finally completed this deal adhering to the agreed timescales and navigate its unique complexities, thanks to our legal team – both Jayne Hindle, who works closely alongside our estates team and our appointed lawyers, Gateleys.”
He added: “With our growing national portfolio now in excess of £300m housing over 1,200 occupiers in England, Scotland and Wales, we continually strive to exceed expectations providing a one-stop service for all our clients.”
