Letting sealed at net zero warehouse on major industrial park

More than 60,000 sq ft of industrial space has been let at Deeside Industrial Park.
Legat Owen has secured the letting of Deeside63 to Meiller-Boweld UK.
Deeside63 is a modern, ‘best in class’ industrial facility located on a prominent site at the entrance to Zone 2 of the industrial park.
Developed by Columbia Threadneedle, the unit comprises 63,200 sq ft of highly efficient, sustainable industrial space on a 3.55 acre site.
Meiller-Boweld UK, a manufacturer of steel tipper truck bodies, is expanding its operations from its long term home in Pentre Halkyn, Holywell.
The single-storey warehouse has been built to the highest environmental standards.
It has been designed to reduce waste and embodied carbon as far as practically possible during construction, through low environmental impact strategies including consideration of materials, disassembly, and functional adaptability.
Deeside63, along with the adjacent Deeside40, demonstrates a strong commitment to sustainability and energy efficiency.
The building holds an EPC rating of ‘A’ and has achieved a BREEAM rating of Very Good.
Designed to minimise energy consumption, reduce carbon emissions and drive down operational costs, Deeside63 will be Net Zero in operational energy.
Will Bokenham, Asset Manager, Columbia Threadneedle Investments, said: “I would like to take this opportunity to welcome Meiller-Boweld to Deeside. They fit alongside the long term vision within Zone Two, providing high quality buildings to long term tenants.”
Andy Noble, Co-Managing Director at Meiller-Boweld UK, said: “Following recent investment by the Meiller Group, we have been searching for the right facility to expand and invest in our manufacturing process.
“D63 gives us a quality, fully sustainable building along with a modern image that befits the group.”
Mark Diaper, Director, Legat Owen, said: “Meiller Boweld had been to look at a number of sites before settling on D63 due to its large yard, multiple capabilities and strong sustainability credentials which will drive down operational costs.
“ESG has become increasingly important to occupiers and was a big part of designing a ‘best in class’ facility for the local market. Columbia Threadneedle has repurposed two redundant buildings from the 1980’s to give Zone Two a gateway feel.”
He added: “With Deeside40, comprising 39,700 sq ft on a 2.09 acre site, being the largest remaining new build unit in the county, we are sure to secure another high quality tenant shortly.”
Deeside Industrial Park in Flintshire, is a modern, high skills-driven area with ambitions to be recognised as a centre for advanced technological excellence on a world scale.
The park benefits from excellent connectivity, next to the A550, it offers easy access to the M56 and M53 motorways, making it a prime location for businesses looking to enhance logistics and distribution operations.
It was initially developed in the 1970’s and now extends to more than 600 acres formed of modern manufacturing and distribution warehousing providing in excess of five million sq ft of industrial/warehouse accommodation.
Legat Owen and B8 Real Estate are joint agents for the scheme.
