Topping out at industrial scheme which agents expect to set new rental record

A speculative new-build industrial development in Liverpool has now topped out and is attracting significant interest.

Charnock Point, a development of ten small business units, is located near to the junction of the East Lancashire Road and Stopgate Lane in Aintree.

The speculative scheme provides modern small business units for rent or purchase, ranging from 1,487 sq ft (138 sq m) to 1,978 sq ft (184 sq m).

The scheme is being marketed by Keppie Massie and LM6.

Tim Garnett, head of commercial at Keppie Massie, said: “Due to significant build costs, speculative builds are relatively rare, but very much needed.

“As such, we anticipate demand and rents to break previous records.”

He added: “The scheme offers significant benefits to occupiers enabling them to invest in modern flexible new-build units with the ability to bespoke each space to their needs.

“Rents for the best quality industrial accommodation are now equal to out of town offices at a quoting rate of £15 per sq ft pa.”
