Housebuilder, Redrow, has acquired 30 acres of land in Grappenhall Heys, Warrington from Homes England.

Selected 12 months ago to develop the site by the Government’s housing and regeneration agency, Redrow was recently granted planning consent by Warrington Borough Council for 237 new homes.

The development, located south of Curzon Drive, Keepers Road and Boddington Drive, will feature a range of one- to five-bedroom bespoke homes adapted from Redrow’s Heritage range, including 30% affordable homes.

Gareth Stansfield, land director for Redrow (NW), said: “We’ve worked positively alongside the council, Homes England and the local community to progress plans for this site.

“The scheme has been designed to be sensitive to the surrounding residential community, and features extensive areas of green open space, mature trees, two new play areas and footpaths to connect to local walking routes.”

He added: “We will also be contributing over £2.6m to the local authority for education, sports facilities and health infrastructure.

“We’re looking forward to starting work over the summer. It’s a much sought after location, and we are confident it’s going to be a great place to live and also somewhere the wider community can enjoy.”

Jon Irvine, national development director at Homes England, said: “The proposed development provides for a high quality, well designed place in a great location and Redrow’s positive approach to consultation with local stakeholders has ensured the scheme will deliver what the local community needs.

“In addition to the 166 open market houses, the much needed 71 affordable homes being provided on site is greatly welcomed.”

Located on the edge of Grappenhall Heys, close to the historic Walled Garden and Grappenhall Heys Community Primary School, the new homes are being built within easy reach of Warrington, Stockton Heath, and the North West motorway network.

All properties will feature air source heat pumps to provide heating and hot water, reducing homeowners’ energy use, plus underfloor heating to the ground floors and EV charging points.

It is hoped the new homes will go on sale early next year.
