DTZ develops framework for Salford Crescent

A NEW vision has been developed for the Salford Crescent area incorporating a new chunk of land which is likely to become available once the university redevelops its campus.

The development framework, which has been produced for Salford Council by consultancy DTZ, highlights the development potential for land on the southern side of the A6 opposite the University Salford’s Peel Park campus.

It currently houses a variety of buildings, including some university functions, industrial units, residential sites and car parks.

The framework suggests that the university’s plan to concentrate its core functions on the northern side of the A6 will free up the space for potential office, residential and leisure use – particularly for operators keen to take advantage of proximity to the university.

Similarly, it proposed a redevelopment of the under-used Peel Park and development of sites close to its Frederick Road campus around the university’s existing Innovation Forum, offering complementary uses.

It also raises issues which it believes should be addressed during a wider consultation process with nearby residents, which is due to begin on November 7th following its approval by councillors at a planning meeting next week. Proposals will also be on display for a short time at Salford Museum and Art Gallery.

Questions which the public will be asked include what use should be made of the site of the Police headquarters building, what type of sports facilities should be offered by the university, whether student accommodation should be focused solely on the Peel Park Campus and how Peel Park can itself be improved to increase public use.

The development framework will not be a statutory planning document, but it is expected to be a “material consideration” by planners when assessing whether proposed schemes fit with the area’s priorities.
