Property round-up: Pearson Vue takes 10,125 sq ft at Warrington Centre Park; Ellesmere farm sells for £3.25m

LYNEAL Wood Farm, near Ellesmere, has been sold for more than £3.25m.

The farm, which includes both residential and commercial buildings and 351 acres of farm land, attracted over 35 viewings and has been sold to a Shropshire-based farmer.

Lyneal Wood includes a Georgian farmhouse with swimming pool and tennis court, equestrian facilities and an extensive range of general purpose buildings. The sale also includes an established shoot, woodland and a one bedroom courtyard cottage.

Tony Morris-Eyton, a director at agent Savills West Midlands, said: “It’s been a busy year for farm agency and the sale at Lyneal Wood further underlines the strength of the farmland market.

“In these troubled times, the strength of interest shown here underlines the perceived value of investing in farmland. Good arable land in the area has been fetching over £6,500 per acre.”

PEARSON Vue, which provides computer based exams at its test centres, has taken 10,125 sq ft in Countryside Properties’ Lakeview office building  at Warrington Centre Park.

Jones Lang LaSalle and Eileen Bilton Partnership acted on behalf of Countryside.
Richard Wharton, director at Jones Lang LaSalle, said: “Following the lettings earlier this year to Rotary North West and Applied Biosystems, this latest deal emphasises the continued popularity of Warrington Centre Park as an office location. 

“We are currently negotiating with a further party interested in taking space within Lakeview which will further enhance its reputation and popularity.”
