Bardsley sees strong demand for new homes

BARDSLEY Homes has seen strong demand at its various residential schemes and is now marketing homes with a 5% price increase.
In recently filed accounts, signed off in July, the Dukinfield-based business said it had started the final phase of Dukinfield Golf Club and the third phase of The Boatyard in Worsley after a period of strong sales.
Previous phases have sold out at the golf club and only four units remain at The Boatyard.
“The company is marketing the next phase of houses with a 5% price increase and has already seen reservations on both developments despite being only two months into a 12-month build,” said the directors in their report.
These two sites should be finished by January when the company will start on King Edward Court in Hyde and Greenfield Bowling Club, Oldham.
Last year the firm underwent a major restructuring, splitting its property development and construction arms. Bardsley Construction was sold to a newly-created parent company, Bardsley Construction Holdings, while the assets of its development subsidiaries were sold to Bardsley Construction Group – later changed to Bardsley Homes.
The company said this had “the benefit of degearing its balance sheet and taking it out of the residential housing sector”.
During the year to December the Bardsley Homes division made a pre-tax loss of £9.5m on sales of £22m. This compared to a pre-tax profit of £2.1m on sales of £64.8m in 2010 when the business was still unified.
