Property shorts: CRBE sells for Quorum; HOW Planning & more

CBRE has sold a 22,510 sq ft warehouse in Skelmersdale on behalf of Quorum Estates to timber supplier Brooks Bros.
 
The unit on Glebe Road complements Brooks’ its existing facility also in the area. The warehouse was being marketed at an asking price of £775,000.

Darren Hill of CBRE comments: “This acquisition by Brooks Bros illustrates the fact that despite challenging market conditions there are still occupiers looking to expand and emphasises the firm’s confidence in Skelmersdale as a location.”

CBRE has also been instructed by Quorum Estates to dispose of the adjacent 27,530 sq ft unit which is available on either a freehold or leasehold basis and has recently had a new roof installed and boasts a dedicated power substation.

CHESHIRE-based Pochin Property and its planning advisors HOW Planning have secured planning permission for a new housing development in Burslem, Stoke-on-Trent.
 
The scheme comprises a development of up to 86 new residential dwellings on Newport Lane in the town.

The land was previously in industrial use, has already been cleared.

A THREE-year £14m+ regeneration project in Runcorn has been completed and residents begun moving in to their new homes.

Woodland Walk, Runcorn has been transformed from a 1960’s eyesore thanks to a £10m investment from Liverpool Housing Trust (LHT) part of Symphony Housing Group and £4.5m of funding from the Homes and Communities Agency (HCA).

In total, 98 homes have been built, including 58 two-bedroom flats, 19 two and three bedroom houses for rent – as well as 21 shared ownership homes.

CTING on behalf of the Henderson UK Property Fund, CBRE has let a 13,000 sq ft warehouse unit at Chesford Grange in Warrington having agreed a 10-year lease with Horizon Platforms, where quoting rents are £4.25 per sq ft.

Darren Hill of CBRE commented “This letting is a testament to the strength of Warrington as a location and its ability to attract inward investment.  Horizon chose Chesford Grange as the base for their North West operation having expanded from Wakefield.  We now have only one unit left at Chesford Grange extending to 9,090 sq ft.”

Ben Hirst, Horizon’s joint managing director added: “The location is ideally situated, just minutes from Junction 21 of the M6, allowing Horizon Platforms to offer its clients a rapid response to all their powered-access rental requirements, when working in the Manchester, Liverpool and Birmingham conurbations.”

AUCTIONEER Eddisons reports that it sold 83 (79%) of the 105 lots at its three day sale in Manchester, Leeds and London, generating proceeds of £8.3m.

Highlights included a former 19 bedroom residential care home in Rhyl, which sold for £125,000 and a tenanted industrial investment in Salford, generating £14,534 per annum, fetching £65,500.

A former garage premises in Clayton-Le-Moors, Lancashire, which could suit redevelopment subject to planning, sold for £39,000 off a guide of £20,000 plus.

Tony Webber of Eddisons said: “The results underline the fact that regardless of the time of year, the right stock at the right price is a winning formula and is too good for investors to miss.”
