Armstrong Fluid Technology buys new HQ

ARMSTRONG Fluid Technology, the Manchester-based manufacturer of heating, ventilation and air conditioning (HVAC) systems, has acquired a major warehousing and office facility for an undisclosed sum.

The business is moving from its UK head office in Wenlock Way, West Gorton to the 74,622 sq ft Kay Point building in Ashton Old Road, Beswick, Manchester.

Kay Point has 55,941 sq ft of industrial space and two-storey offices covering 18,681 sq ft with 115 parking spaces.

Its old base in Wenlock Way has been bought by Manchester City Council for an undisclosed sum at auction. The site sits within a major housing regeneration area and is down the road from the former Fujitsu base which the council is turning into a drama production centre under the Sharp Project brand.

Canadian-owned Armstrong has been based at Wenlock Way for more than 50 years and employs 120 staff in Manchester. It has other UK offices in Birmingham and London and in locations worldwide including manufacturing facilities in Canada, US, China and India, and sales offices in Dubai, France, Brazil.

The sale was handled by Andy Backhouse, associate director of industrial and logistics at the Manchester office of Colliers acting on behalf of landlord IOS.

He said: “We achieved a substantial amount of interest in Kay Point because it’s a quality building in a prominent location on Ashton Old Road. Its sale reflects improving conditions in the market for modern facilities of this type and we’re genuinely pleased that it has been acquired by such a prestigious Manchester-based business.”

Gary Chapman, associate partner at the Manchester office of agent WHR, represented Armstrong Fluid Technology.
