Property briefs: Bradley Fold, Sutton Kersh, Capital & Centric; Seddon

BURY Council has appointed property agent Lambert Smith Hampton to advise on the redevelopment of the 26-acre Bradley Fold Trading Estate.

It said it will advise the council on a review of the assets as it looks to generate greater revenues.

Council leader Mike Connolly said: “This council has made supporting business one of its top priorities. Revitalising Bradley Fold is extremely important to this council but also for the businesses and residents of Bury.”

Gayle Taylor, director of building consultancy at LSH’s Manchester office, said: “LSH has a detailed knowledge of the project, having worked previously on the Bradley Fold Trading Estate in both a Building Consultancy and Industrial Agency capacity. Getting involved with the Council at this initial feasibility stage allows us to help shape the next chapter for the site and further develop our working relationship with Bury Council.”

SEDDON has been hired to build a £2.5m Hyundai dealership for the Meridian Motor Group in Stockport.

The company, which has its head office in Bolton, has just started work on the site at Kings Reach, next to junction 1 of the M60.

Trading under Meridian’s Vantage brand, it will be Vantage’s largest Hyundai dealership with a 10-car showroom, eight-bay workshop and space for 60 used cars.

Mark Robinson, managing director, Meridian Motor Group, said: “After two years of searching, negotiating and planning, we are pleased to have finally agreed to build this strategically important Hyundai Centre. Seddon have worked hard with us to make this happen and we are pleased to be able to confirm them as our construction partner. We are looking forward to this project going live next summer.”

Meridian acquired the land from Seddon’s own developments business.

MANCHESTER developer Capital & Centric has won approval for revised plans for its £6m redevelopment of Churchill House in Tithebarn Street, Liverpool.

The scheme already has outline planning approval for 40,000 sq ft of office space which was granted for a concept designed by AEW Architects in March. Sixtwo Architects was engaged to further develop the design.

The new scheme proposes the demolition of a concrete “crown” to the top of the building and the insertion of “bold, contemporary interventions at the core and entrance”.

Capital & Centric development manager Louise Pearson said: “We’ll be introducing a new rooftop terrace and will be using distinctive materials throughout the refurbishment in a refreshing and funky way. The building will offer something different to the city centre office market not currently available to the SME market.”

The derelict office building and an adjacent 50 space surface car park were acquired from Derwent Lodge Properties early in 2013.

SUTTON Kersh sold over 75% of the 94 lots offered at its final property auction of the year, generating more than £4.7m.

Buyers turned out in large numbers for the sale at the Liverpool City Centre Marriott Hotel and competitive bidding helped many lots exceed guide prices.

The best performing lot of the day was Hollystead House, a detached grade II listed period property in Wavertree which sold for £397,000, off a guide of £350,000.

Auction manager Cathy Holt said: “Buyers had clearly chosen our auction room instead of the high street as the place to bag themselves a pre Christmas bargain. There was strong demand for a wide range of stock and with plenty of post sale interest the final figures will be even more impressive.”
