Omega prepares plans for 2.1m sq ft of industrial

THE company behind the development of the Omega site in Warrington has submitted plans for the next phase.
Omega Warrington Ltd (OWL) has lodged an outline application for 2.1 million sq ft of manufacturing and logistics space on what is known as zone 7 in the section to the south of the M62.
The proposal also includes a new access road to junction 8 of the M62 and plans for a 35-acre green area at the centre of the site.
Work is already underway on a 600,000 sq ft, £100m distribution base for Asda which is the biggest single European investment by parent company Walmart.
On the 80-acre plot north of the motorway there are distribution bases for catering group Brakes and Hermes Parcelnet, and a third unit for Travis perkins is under construction.
TheBusinessDesk.com understands talks are underway with a major occupier which could take up to 700,000 sq ft of the new manufacturing and logistics space at zone 7.
A Warrington Borugh Council masterplan has suggested the 495-acre southern part could also accommodate 1,100 houses as well as shops and other commercial space. Two further planning applications covering these phases are expected in early summer.
Andrew Sutherland, joint MD for Miller Developments which is a joint shareholder with a subsidiary of RBS in OWL, said: “Omega has proved itself to be one of the fastest growing logistics locations in the UK and demand from new potential occupiers is strong. We are therefore seeking to maintain the momentum created on Omega North and with the first phase of activity in the South, that has already secured in the region of £200m of private sector investment.
“We have been working with our partners at the HCA, Warrington Borough Council and the Cheshire and Warrington LEP on the masterplan for several years; this will be the first planning application reflecting the agreed approach on Omega South.”
OWL is a joint venture between Miller and Royal Bank of Scotland-owned KUC Properties.
