Lettings latest: St Ann’s House; JLL appointed to Universal Square; Market Court, Altrincham

A FUND managed by Standard Life Investments has let 11,000 sq ft to two tenants at St Ann’s House in Manchester.
Tag Heuer has signed a 10-year lease for the 3,222 sq ft ground floor retail unit and Ecclesiastical Insurance has signed a 10-year lease for the entire third floor.
St Ann’s House, which overlooks St Ann’s Square, has been the subject of a £1.3m on an overhaul of the main entrance, reception area, lifts and all of the office suites. More than 29,000 sq ft remains available.
David Stewart, fund manager at Standard Life Investments, said: “These lettings demonstrate the continued demand in the local area for well-positioned grade A retail and office space.”

THE office agency team at JLL has been appointed to let 125,000 sq ft of remaining space at Ardwick office development, Universal Square, on behalf of Northern Way Property Company.
The grade A space, on the edge of the city centre in Ardwick, consits of of five buildings and has floorplates of up to 16,450 sq ft.
The refurbished site features an on-site restaurant, a gym and a car park with over 800 available spaces.
Universal Square is home to more than 50 businesses employing over 1,000 staff. Tenants include IT consultancy Softcat, occupational health provider Express Medicals Ltd, PR agency Mason Williams, and clothing retailer Aspecto.
Chris Mulcahy, office agency director at JLL, said: “With Manchester’s city core and outlying areas continuing to outperform out of town locations for rental growth and take-up, Universal Square’s combination of on-site amenities and its close proximity to the city centre means it is well placed to attract occupiers as the market continues to improve.”

ONLINE marketing consultant WSI has just opened an office in Altrincham.
It has taken a one-year lease on a 500 sq ft ground floor office suite in Market Court, Garden Lane at £7,200 a year, plus two car spaces.
In addition, Peak Air Conditioning has expanded its operation by taking a 550 sq ft ground floor suite on a five-year year lease at £8,880 a year.
